Cancun has its own legal system, and it's important that your lawyer is familiar with it.
Cancun thrives on tourism, coastal real estate investment, and a growing foreign community. This concentrates legal demands in a few very specific areas: buying and selling apartments and land, vacation rentals, immigration procedures with the National Institute of Migration (INM), and labor disputes in the hotel and service sectors.
All of Cancún lies within the restricted zone established by Article 27 of the Constitution, the 50-kilometer strip from the coast. Therefore, a foreigner buying property here almost always needs a bank trust or to acquire it through a Mexican company. Understanding this context firsthand prevents surprises and poorly structured procedures.
- ✓ Purchase and pre-sale of housing in the coastal area

What we get asked most
Can a foreigner buy a property in Cancun?+
Yes. Since Cancún is within the 50-kilometer restricted zone from the coast, a foreigner typically acquires property through a bank trust or a Mexican company. We'll review your case and explain the appropriate procedure before you sign.
What is a trust and why do I need it here?+
It's a contract where a Mexican bank holds the title to the property, and you, as the trustee, retain all rights of use, rental, and sale. It's granted for up to 50 years and is renewable. It's the standard mechanism for a foreigner to acquire real estate on the coast.
Do you serve people who don't speak Spanish?+
Yes. We provide service in both Spanish and English, to residents and foreigners living or investing in Cancun. We aim to ensure you understand every step of the process in your own language, without unnecessary technical jargon.
Does the first consultation have a cost?+
No. The first consultation is free. In that meeting, we listen to your situation, tell you honestly if there's anything that can be done, and explain the possible paths forward, without making you commit to anything.
